We are very excited about returning to Chulavista as the Managers. We're looking forward to seeing everyone again and getting to know all of the residents who have moved into the community after we left.

Our goal is to keep the community running as smoothly as Dale and Shelly have and to look for ways to improve it even more!

Chulavista has always been a neighborhood where everyone looks out and helps one another which makes it unique. There's always something fun to do with the activities; potluck dinners, golf cart parades just to name a few. 

Everyone working together is why Chulavista is such a wonderful retirement community. We are proud to be returning!

Let me start by saying that Dale and I would like to voice our sincere "THANK YOU" for the wonderful reception we have received from all of you. We are both enjoying our jobs immensely. We really appreciate the patience you have had with the changeover in management. I also wanted to let you know that I will be handling the selling of any new listings in the park. 

 I am sure you have noticed the Clubhouse screened porch and storage area are being covered to fix the leaks. There are also several other projects we are working on. I will let you know when they get approved and permitted. Three of the gators have been removed from the pond today 3/23/21, and there are a few more they will be trying to catch over the next few weeks. 

Please note that you are NOT allowed to feed any wildlife in the community, with one exception of placing a birdfeeder in your yard. 

METAL PICKUP: Metal will be picked up on Saturdays. Please do not put it out until Friday night or Saturday morning. 

SNOWBIRDS: For those of you who are headed home for the summer, we wanted to wish you a safe trip home and an enjoyable time up north. Before you go, please make sure your home is ready for the summer season and help us to be ready for any storms or hurricanes that may occur during the summer months. This includes items to keep your home safe and protects our other residents from flying objects while you are away.

1. Please drain you water heater and turn it off. Also shut off the water entering your home.                                                                                         

2. Remove umbrella clothes lines and hoses and place them in storage.                                                                                                                    

3. Any outside furniture and decorative yard ornaments, pictures, etc., should be placed in storage as well.                                                                 

4. Please make sure your home's exterior is clean before leaving and pull any weeds, etc. that need removed. This is the responsibility of the homeowner even when you are away, so please be sure you have hired someone (such are your mower or friend) to take care of your yard while you are away. Unfortunately, if the Park employees are required to do any of this after you leave, you will be charged a fee. 

STORAGE: 

Anyone who has something in the unsecured or secured storage lots, please put your lot number on the tongue of the trailer and a sign post with lot number. RV's will require a sign post with the lot number and lot number on dash in window. 

LOT AND ADDRESS NUMBERS AND MAILBOX FOR IN-PARK DELIVERIES:

 A. Please place on driveway side of house. We need these for ambulance services, etc.                                                                                    

Installation of numbering as follows: (i) Four digit street number in four (4) in size, applied to the front corner of the manufactured home, seven (7) feet about the ground,  (ii) Two (2) or three (3) digit Lot number in three (3) inch size, applied below the street number, three (3) feet above ground.                                                                                                                                                                                                        

B. Please put a mailbox on your home just inside you carport for in-park deliveries, It makes it difficult to deliver notices, etc.,  without a place to put them.

Letter from the owner of Chulavista Landings:

We are very excited to announce the hiring of our new resident managers: Dale and Shelly Gray. They are highly qualified for this position. Dale and Shelly have lived at Chulavista for several years. Many of you recognize Dale from working here in the past and most recently being the President of the HOA. For those of you who have not met Shelly yet, you will find her to be very personable, and with her background I am sure she will get comfortable running the office quickly. Please join us in welcoming Dale and Shelly!

Dale and Shelly will start training with Chuck and Gail on March 1st.

While we are excited for our new Management couple, we will certainly miss Chuck and Gail! In 2004, we were very lucky to find Chuck and Gail and I would like to personally thank them for the countless hours of devotion they have put into Chulavista. It is obvious that this was more than just a job. Chuck and Gail treated Chulavista like it was their own. They have sold countless homes and oversaw many projects to upgrade our Community such as the new pickle ball courts, bocce courts, and the storage area, to name a few.

I have worked with dozens of Managers over my 30+ years in the business and Chuck and Gail are top-of-the-line! I am very happy that they will be calling Chulavista home and let’s wish them the very best in their future endeavors!

Welcome back everyone! We hope your summer was all you could have wished for. We have several new residents. Please help us welcome them to the family.

Hillsborough County has extended the Mandatory Mask order. This means that whenever you are inside a public building, which pretty much means everywhere except your own home, you are required to wear a mask. Considering that the rate of Covid-19 infection is on the rise, this makes much sense! Mask wearing is a protection not for yourself but for your fellow man, including our residents; to not wear one projects an "1 don't care about other people" attitude. Masks are required in all buildings of our community as well, and both the Rec Hall and Clubhouse have been posted as such. If you are inside one of these buildings and not wearing a mask you will be asked to leave. Social distancing is also expected. We must also reiterate that the use of all buildings is at your own risk. The owner and Activities have jointly purchased a sanitizer for use at the Clubhouse and, when warranted, the Rec Hall. The spray will be left to dry, not wiped off, so if you encounter wet tables and/or chairs please do not dry them off.

It has come to our attention that some residents have been using some type of drain cleaner, Liquid Plumber, Draino, or the like. PLEASE do NOT use these chemical drain cleaners! They play havoc with the live enzymes in our wastewater treatment plant. The fix is VERY expensive! Please remember to place your lot number in the memo section of your rent check. If you use Bill Pay, your lot number is your account number. Our accounting cannot process your rent using your street address, as there are multiple locations with the same numbers, and accounting is all about numbers!

Have you seen the newest additions to the amenities? The PICKLEBALL COURTS are open and ready for action! Some of our residents are already using them. Try it out! The BOCCE BALL COURTS are ALMOST ready for play, they should be available soon. There will be two (2) sets of balls and scoreboards as well. The concrete around the courts will be stained, and we are asking for color suggestions.

OK, now the reminders:

---Clean up after your pets and keep them on a leash unless they are in your home or the Dog Park.

-Register ALL guests with the office. You can call during office hours as well as by email or Guest Registration form.

-Do NOT plant any trees or build anything without management approval; we have underground utilities that have to be protected.

-The SPEED LIMIT is 10 MPH for ALL vehicles, motorized or otherwise.

---Stop Signs mean "STOP" for everyone not on foot and a good idea for those people too.

Our hopes and prayers are that this evil pandemic will leave us soon, and that we will not have any of our residents fall victim to it

MANAGEMENT CORNER April 2018

Well, this may be the last issue of the Chattings that some of you will see this year. If that is so for you, please have a safe and enjoyable time "up north". BUT, (there's always a "but", isn't there?) before you go, please make sure your home is ready for the summer season. For the comfort of your sense of smell next fall, and to lengthen the life of your water heater, you should drain it before you leave. This will prévent the sediments from sitting there all summer and concentrating for a full nasal assault in the fall. Your umbrella clothes line should be removed and placed in storage. The same for all hoses, or you can leave them connected, coil them up, and duct tape them. Any outside furniture should be placed in storage as well. If the Park employees have to do any of this after you leave you will be charged a fee. Also, please take a look at your home and make sure that anything that may need doing has been done. If you need "fresh eyes", maybe you could ask a friend or neighbor to do so for you. We are all human after all, and seeing something every day can make you not really see any changes needed.

We have had some complaints stemming from people walking or riding between or behind homes. Please be respectful of your neighbor's property and privacy. Walking or riding of golf carts or bicycles between and behind homes not your own is an invasion of both, and is not allowed.

We have seen several people in the community that we do not know. When this happens we will ask who they are visiting. Please be aware that we are not just being nosy, but attempting to put a face with the name of the visitors you (hopefully) registered. If we do not have a guest registration for that guest (ooops) we WILL be calling or otherwise contacting you.

For those who are not already aware, there is a program to encourage the use of shutters; they just look so much nicer. The community owners will pay for shutters for the front and other places, up to a total of $100.00 per lot. The vinyl siding rebate program is still in effect, and will remain so for the foreseeable future.

As most of you know, we had a fish kill as a result of the cold snap. The county has told us that we should not disturb or remove the dead fish, just let nature take its course. While this means a nasty, smelly mess for a while, in the future we all need to follow their advice.

We are proud to announce that we have had our annual Health Inspection by the county and were given a glowing report. "Park was found in great condition; roads all maintained, limited outside storage and grounds clean. Homes well numbered and clean. Did not observe any violations at the time oft he inspection. " Kudos to one and all!

When you open your mailbox you might find a numbered key inside. The Post Office has installed package boxes, and the key opens a specific numbered box. This will decrease the chances of packages becoming missing, as well as being more convenient. Another innovation!

We have several new residents. I know you will all-welcome them and help them settle in and adjust to being part of the Chula family. Y'all are good at that!

MANAGEMENT CORNER Nov. 2017

To those just arriving, welcome back! We hope you had a Happy Thanksgiving, and we are glad you will be with us for the Holidays. We’re looking forward to it. 

We will be having the Christmas Decoration Contest again this year. Judging will be by the managers of either Neptune or Hideaway. We urge you all to participate in this fun and pretty celebration of the Holidays. So, get out there and decorate!

A few reminders:  

There is no parking on the lawns, PLEASE! If you have company please use the parking areas at the rec hall or the overflow parkingareas if you have more vehicles than driveway, and make sure the Parking Permit with your lot number is on the vehicle’s rearview mirror. 

ALL dogs must be leashed, unless in the off leash park, and attended at ALL times. Please also remember that the pet rules apply to visitor pets as well as resident ones. While we are on the subject of visitors, don’t forget to register your guests. It’s not that we are nosy, but we really need to know how many people are where. Registration forms are at the office, the rec hall, and the clubhouse. 

Regarding after-hours/non-office-hours telephone calls: After office hours, but day time, we normally answer the phones, which ring in our apartment as well as the office. On occasion we may be unable to before the answering service picks up. Please leave a message and we will call you back. When we are not in the Park we transfer the phones to our cell phones, and the same applies. In the evenings and on the weekends, we do monitor calls; we are entitled to some personal time. Please leave a message, and if it is an emergency, or if we feel it is warranted, we will call you back as soon as possible. If neither applies, we will get back to you during the next office hours.

PLEASE! Do not put your trash out before the morning of pickup unless they are in a covered container. If you do and animals tear it open, you are the one responsible for picking up the mess, not the trash people or the Park employees.

People are trimming trees and shrubs, which is a good thing; but the Park looks messy if the trimmings are put out on days other than the day of pick-up, which is Monday. Brush must be put out for pickup on Sunday night or Monday mornings only. Please remember that cutting and/or removal of trees is with Management approval only!Per the Rules and Regulations, once planted they become the property of the community.

We want to ensure that prospective buyers are aware of all the particulars (Rental Amounts, Rules and Regulations, etc.) prior to sale. For that reason, we have posted signs at the entrances that state “All Prospective Buyers Must Come to the Office Prior to Purchase”. At that time, they receive informational copies of the Prospectus, Rules and Regulations, and current Lot Rental Amount Notice, all of which they must sign a receipt for. This way there are no misunderstandings. They also receive a form to complete for the criminal and credit background check.

The new secured storage is 95% complete, with only bringing in more fill and leveling it all out to be finished. Some areas are already complete and have items in. The slots are numbered, and the items are assigned slots by size and type. The cost has been temporarily reduced to $20.00 per month instead of $25.00. The open storage continues to be $15.00 per month. In order to place ANY item in the storage areas, you MUST come to the office and complete the appropriate forms. Please bring the item’s title and/or registration with you. All items MUST have current registration.

We wish to thank all of you for being the best people we could ask for as residents. As we enter our 14th year as your Managers, we are fully aware that it is you that have made the last 13 years memorable. This is truly not just a community but a family.

Management Corner February 2017

Happy Valentine’s Day! We hope you all are enjoying the activities of the season.

We are looking for volunteers for several positions, including keeping the trash picked up along the road way and covering and closing the pool at night. We are also looking for volunteers to work with the Hillsborough County Sheriff’s Department Neighborhood Crime Watch Coordinator. Our community had been an active participant in the program, but it has fallen by the wayside. Activating this program again would be a plus not only for resident safety and property loss prevention but some insurance companies offer lower rates to clients in participating communities.

We are noticing that many people are putting trash bags out the night before pickup. That is fine, provided the bags are in a covered container to prevent animals from getting to it. The trash people are NOT obligated to pick up broken/torn bags or the scattered contents. Otherwise, you must put the bags out the morning of pickup, before 8 AM. If you put it out after 8 AM it may be too late, and you will need to remove the trash from the curbside. Also, containers put out with unbagged trash or bags not tied will NOT be picked up. Again, you will need to remove the container from the curbside until the next scheduled pickup. Also, the Holiday Schedule followed by the Trash Removal people is posted on the bulletin boards at the mail huts. Please become familiar with it.

We have been in contact with the agency in charge of the Tie Down Enhancement Program. We have been told that they are still in negotiations with the company that does the work. They cannot promise that it will be done this season, but we have been assured that it WILL be done.

Please remember to put your Lot Number in the memo section of your check, and only there. This is your account number. We know where you are, but the accountants do not.

I have been asked to mention the recycles. Please crush, if you are able, all aluminum cans in the designated area and place in the containers by the BBQ grill. The plastic and UNBROKEN glass go in the containers behind the clubhouse. However, if you already have them in bags please just place them in the enclosure. BTW, the plastic utensils used at the clubhouse are recyclable as well.

In case you were not aware of it, the mail lady places any mail addressed to “1701 Gulf City Rd., Lot ?” or “1702 Gulf City Rd., Lot ?” in the office mailbox. We have found, when delivering that mail or notices, that not everyone has a mailbox or basket for “In Park Mail”. These should be placed at the end of your carport so that the people delivering, especially during the Holidays, have as little distance to walk as possible, and don’t have to try to shimmy around vehicles.

We would like to reiterate an idea that you may have heard us mention before, involving your car remote. The panic button can be useful if you have an emergency at night by placing it on your nightstand. You can press this button and your neighbors will know that you need help, and investigate. Also, please remember to call management, at any time of the day or night, if you have called EMS. 

There are plenty of opportunities for fun on the schedule, so go take advantage of it, and stay safe. God Bless.

Happy Summer!  So far, this has been unusually hot, and without our normal amount of rain. We understand that Michigan, Ohio, and the other northern states have been hotter than usual as well.

Let’s put one rumor circulating to rest, again! The Park is not “For Sale”! The owners are NOT interested in selling. We know they have had offers, but all have been refused without hesitation.

The Tie Down Enhancement Program is a GO!! We have had more than required (60%, 120) sign up for it. We are continuing to receive signup sheets until October 1. The earliest beginning date would be October, but we have asked to be scheduled, if possible, in December. As soon as we are notified of a start date we will pass it on to you.

There have been complaints made to management of people cutting through their neighbors’ lots or walking across driveways, to shorten the distance between streets and to access Gulf City Rd.. DON”T DO IT!!  Please respect your neighbor’s privacy and right of use of the Lot they pay rent for. Please use the roadways.

The other problem we are STILL having is speeding. It is not necessary to go down the straight away known as back street at 30 mph! Please also keep in mind that you are responsible for your guests’ actions, including speeding.

We have had some trouble with boaters at the marina, non-residents wanting to use the boat launch; some have been family members of residents. Others are docking, or attempting to do so, in order to go to the Handy store. Neither of these is allowed, the liability is too great. The community’s insurance covers ONLY the residents. The marina MUST remain private, and it’s use restricted to residents in resident owned vessels.

In case you were not already aware, a new roof has been put on the Rec Hall, and the Clubhouse is also receiving a new roof. Goodbye leaks, we won’t miss you! When the work is completed the clubhouse ceiling will be renovated. The Rec Hall will be getting a face lift as well.

MANAGEMENT CORNER

Many of you may not know that the office phone rings into Management’s apartment. Please be conscious of this during the evenings and weekends, and be courteous of our personal time. If we do not answer, please leave a message. If it is important we will call you back as soon as we receive the message. 

Someone has been locking the deadbolts on the French doors at the clubhouse. This is against FireCodes when the clubhouse is occupied. The only time the deadbolts should be used is when the clubhouse floor is being done or a similar situation when the building needs to be closed. People must be able to open the doors quickly in an emergency. The door handles lock, cannot be opened from the porch, but can be opened from the inside. 

We are having trouble with items being removed or added to the bulletin boards. A simple rule of thumb is that if you did NOT post something DON’T remove it! If you need a copy of something, ask the person who posted it for one. Also, if you need to post a notice or a “For Sale” ad please bring them to the office so management can initial it. The maximum size for the “For Sale” is 3” x 5” and the rest 5” x 7”. Be sure you post them under the appropriate heading.

The Trash Pickup Schedule has been posted on the bulletin boards and on the Management board at the clubhouse.  Please pay attention to the dates listed. The next time that the trash pickup is affected by a holiday is Memorial Day.

Yard waste is picked up by the community employees on MONDAY ONLY!! Please DO NOT placeany yard waste out until Sunday night or Monday morning, and then only on your lot, NOT your neighbor’s or Common Ground. The same applies to trash, furniture, and the like. They are not to be put out until the morning of pickup, unless the trash is placed in a COVERED container. Construction materials are not covered in the trash removal contract; you must either remove it to the appropriate transfer station yourself or contact Mr. Chaney to arrange pickup.

We have recently had 2 golf carts stolen; both have been recovered. One of the carts was recovered due to the efforts of the citizens of Ruskin via the Facebook pages “Ruskin Folks” and “Hillsborough County Watchdog”. The owner of the cart posted the loss on these Facebook pages, and members of spotted the cart and were able to get hold of and hang on to it. Bravo!! Maybe we should all become members of at least one of these pages.

Happy New Year All! We are glad to see all of you, and for our seasonal residents we hope your time here will be as greatly enjoyed as those of us here year round.

Our citrus trees are big enough to be producing! Yea! And people are sharing, too, which is wonderful! Please remember to pick up any dropped fruit, though. No fruit rats need apply!

We have been notified that the County will be coming in sometime in February to inspect for registration stickers. Anyone who does not have a current sticker will be subject to fines.

There is no parking on the lawns, PLEASE! If you have company please use the designated parking areas scattered around the park if you have more vehicles than driveway, and make sure the parking tag is on the vehicles rear view mirror. Also, there is no parking on the street. If you have a service provider, i.e.: repair or installation person, who cannot park in your driveway due to vehicle size, notify management. Should we have a need for Fire or EMS to respond we can then direct them around that area if need be.

Speaking of Service Providers, please remember to check with the office to make sure that anyone coming in from outside the Park to do work for you has Insurance and Licensing on file with the office. This is to protect you, our resident. If they do not have these documents on file they need to provide them BEFORE they begin work.

A reminder to all of you who have fur babies: you must have a completed Pet Agreement on file with the office, including a photo of your pampered pet and a copy of his/her shot records. A copy of the Pet Agreement was sent with the update of the Rules and Regulations. If you need a copy you may get one from the office. Also, the maximum leash length is six (6) feet. The only time your pet does NOT have to be on a leash is when they are in your home or car or in the Dog Park. While outside of your home they must be attended at all times; tying out is NOT acceptable. Please be aware that the pet rules apply to visitor pets as well as resident ones. This includes size and breed restrictions.

A reminder also that no vehicle repairs are allowed to be done at your lot or in the open storage area. The secured storage area has facilities for repair and maintenance on both motor vehicles and boats, including a lift. Please see either Chuck or Mark.

Now we have to shake our fingers, again, at some of our residents. You know who you are, and so do we. ALL GUESTS MUST BE REGISTERED!! Please do not put either Management or your guests in the embarrassing position of refusing/being refused the use of the amenities because you didn’t take the time to write out and drop off/send email/call the office to register your guest.

Welcome back to our friends who have arrived from the North Country! We hope your summer was AWESOME. Ours was both busy and unusually hot and wet; we welcome the current lower temps and humidity.

We had two (2) break-ins and thefts this summer. We were able to assist the Sheriff’s Department in the prosecution of the persons responsible for the thefts and malicious damage at Nancy and Jerry Parish’s, as the perpetrators were captured on the video cameras at the entrances. That made them worth the cost and aggravation!

A few reminders:

      •   The Laundry Room is for the use of Chulavista Landings residents and registered guests only.

      •   The Rec Hall closes at 10:00 PM. Please turn the lights out whenever you leave, not just at 10:00.

          Also, please keep the bathroom door closed. Otherwise the AC blows into the bathroom and not

          the Rec Hall itself.

      •   Please respect your neighbors’, and all fellow residents’, privacy by NOT intruding on others’

          lots by “cutting through”. Walking or riding of golf carts or bicycles between and behind homes not

          your own is an invasion of privacy, and is not allowed.

      •    Remember that the newly revised Rules and Regulations require that dog leashes be no more

          than six (6) feet long. Also, gators like dog meat, so please don’t walk your pet too close to the

          water’s edge.

      •    ALL guests MUST be registered with the office. You can drop a registration in the mail slot at

           the office, call (at reasonable hours), or email it to the office email, cvlandings1@yahoo.com.                    

          Remember that unregistered guests are NOT allowed to use ANY of the community facilities

          or amenities.

We have had a few people return who have rented space in storage in previous years, and are disappointed that they cannot rent the same space. The space in the storage is on a first come, first served basis. There is no guarantee that the spot you had will be available to you again. Not all of the spaces are suitable for all units, some being too large for certain areas. Therefore, spaces are assigned. If you have an assigned space that you want to keep, you can reserve it by renting it year round.

Soon the pool will be covered at night. Please remember that the gate MUST be locked when the cover is on. Also, a reminder that the pool is closed on Thursday mornings for the robotic cleaner to do its thing.

Happy Easter!!

 

We would like to thank all who have taken advantage of the vinyl siding program. What a difference it makes! For those who have not yet done so, we have good news; the program will continue indefinitely! The owner’s agree that the looks of the community, not just the individual homes, are improved with the siding, and will continue to rebate 50% of the total cost of the materials. And don’t forget a free pair of shutters for the front, as well!

 

We have a common sense request for anyone trading or selling vehicles. PLEASE, please, please remove the pelican sticker, or ask the dealership to do it for you. Also, if you lend a vehicle to a family member, on a permanent or semi-permanent basis, please do the same. Giving the car to your grandchild for their personal use, but keeping it in your name, is a wonderful thing, but the grandchild does not need to have open access to Chulavista Landings. We have seen too many vehicles being driven by people we know are not members our community. 

 

As spring break is still in the works, a reminder to register ALL guests; only registered guests are allowed to use the facilities. We need to know how many people are in each home; heaven forbid there should be an emergency and we not know how many people should be there or that you have a guest that someone needs to contact in an emergency. Also, remember to use the hang tags with your lot number if your guests use overflow parking.

 

Please don’t forget that you need to let the office know when you are leaving, for security reasons, so we know which homes should NOT be occupied. Also, if you are giving permission to your neighbor to park in the driveway of your home it needs to be in writing and filed with the office.

 

The annual Notice of Lot Rental Amount has been sent out. There are only two changes this year, but there is also an extra inclusion, an update to the Rule and Regulations. All take effect as of July1, 2015. It was addressed to the residence that you occupied as of the mailing, and that may have been here and now is not, so some of you will have it forwarded to your northern addresses.

 

We have had a few incidents recently regarding noise complaints. The quiet time is from 9:00 PM to 8:00 AM. During this time loud conversations, parties, music, etc. should be kept indoors, and be unable to be heard from inside your neighbor’s home. Please give your neighbors the courtesy of a peaceful evening.

 

We have had quite a turn-over of homes lately. For those who are leaving us; you will be missed, and we wish you well.
